Changes to fire safety requirements to new homes come into effect on 1 January 2016. From this date, the Building Regulations and the Domestic Fire Safety (Wales) Measure require new homes built or formed by conversion in Wales, in accordance with plans or notices deposited on or after 1 January 2016, to be provided with automatic fire suppression systems.

As with previous changes to regulations, there will be a period of transition. Homes built in accordance with a Building Notice or Full Plans application deposited with your local authority before 1 January 2016 will not be subject to the incoming regulations - providing building work commences on site before 1 January 2017.

Commencement of work could be any of the following:

  • excavation for strip or trench foundations or for pad footings;
  • digging out and preparation of ground for raft foundations;
  • vibrofloatation (stone columns) piling, boring for piles or pile driving.
